We understand that many clients may have only moved house once or twice over recent times and are uncertain of the process. Regularly we have clients uncertain what comes first….finding their new property or selling their existing one? There isn’t a simple answer but there is a process that our experience shows helps make it as easy as possible.
The first thing to do is to get your existing property valued. The valuation, carried out by Director Stephen Groves, will enable you to have an idea how much equity you have in the property as well as how much you’ll be able to put down on the next. Stephen regularly works out the cost of moving on the valuation, going through solicitors fees (through Kuits LLP), stamp duty, the range of surveys there are and how much our fee would be for the sale. Many clients find this a very beneficial process and one we don’t charge a fee for whatsoever.
We also offer in house independent mortgage services and we would advise that you speak to them which again will help you understand the financial process as well as giving you accurate figures of how much your new mortgage would be.
Once your property is on the market we would be arranging the Energy Performance Certificate and the complimentary 3D floorplan.
From then on it’s just a case of the sales team finding you that all important buyer!
